2048 Elm Street Variance Petition Hearing Postponed

Elm Street neighbors come out to speak on a Board of Zoning Appeals application Tuesday, but the presentation was postponed until May 3.

There was some interest by attending Elm Street neighbors in a proposal for a variance to waive the minimum lot width at 2048 Elm Street.

However, after Chairman Richard Fredette explained that only four Board of Zoning Board of Appeals members were in attendance Tuesday, and that four 'yes' votes are needed to pass a variance application, the petitioners in attendance were given the option of waiting a month before presenting.

After consulting with his clients, Attorney Kevin Curseaden told Fredette that the petitioners would indeed wait until May.

1. 2048 ELM ST.  (PROPOSED LOT 1)

Petition of ELLEN & THOMAS BERQUIST to waive minimum lot width from 100 ft. to 80 ft. in order to construct a single family residence on property located in an RS-3/RS-4 District.

Hardship: Paid taxes on separated lot since 1980. Split zones not my doing (No variance needed if lot were in RS-4). Neighbors have 77-’ft width variance. Lot size large, only small 20'’ variance in one dimension.

Petition of ESTATE OF FLORENCE HANICK to modify the January 4, 2011 decision by deletion of Stipulation #2 on property located in an RS-4 District.
